Thinking about selling your home?
The Step-By-Step Selling Process
-
Let's Meet
I’d love to take you out for a beverage of your choice to discuss your goals and timeline. Are you looking to sell so you can buy a new home? Let’s talk strategies and options.
-
Walkthrough
I’ll come to your house and give you a punch-list to tackle of places that could use some paint, repairs, new hardware or lighting or landscaping and can help you prioritize their importance.
-
Staging & Photos
Staging sells. A good staging can make a house go from meh to wowza! Whether your house will be empty and need a full stage or occupied and need some extra pieces, we’ll make it shine.
-
List Day
Once we decide a price and get your house looking all pretty it’s time for its big day. Your home will go live on MLS (Multiple Listing Service) and syndicate sites like Redfin and Zillow for buyers to see.
-
Get Out of Town
Whether you still live in the home or not, I’ll encourage you to get out of town the first weekend we go live so that we can maximize showings and open houses and because you likely need a vacation.
-
Receive Offers
There is more to consider with an offer beyond the purchase price. I’ll help you navigate any offer(s) in front of you and we’ll review all the terms laid out to help you decide whether to accept, reject or counter.
-
Inspection/Repairs
After the buyers complete their inspection, they’ll likely make a request for repairs or a credit in lieu of repairs. I will help advise you on reasonable requests and negotiate on your behalf.
-
Appraisal
If the buyer is financing the purchase of your home, their lender will likely require that a licensed appraiser come inspect the property. I’ll share comps with them to support the purchase price.
-
Signing/Closing
You’ll sign your closing documents either at the escrow company or with a mobile notary. After signing, the escrow company will record the deed and send you your net proceeds.
